Energy Performance Certification services

All commercial buildings now need an Energy Performance Certificate (EPC) under new Government legislation in response to a recent EU Directive. The certificates show the energy efficiency rating of the building’s heating, cooling, lighting and ventilation systems as well as benchmarking it against similar properties.

The certificates are a legal requirement for any commercial transaction involving the construction, sale or rent of all commercial buildings and have been introduced according to the following timescale:

  • 6 April 2008: all commercial buildings with a floor area greater than 10,000 square metres
  • 1 July 2008: all commercial buildings with a floor area greater than 2,500 square metres
  • 1 October 2008: all other commercial buildings

Certificates can only be issued by members of an approved accreditation scheme. We have a team of accredited energy assessors providing energy certification for both private and public sectors. They will be supported by an advisory report showing ways of improving energy performance.

The objectives of this service are to:

  • Provide an EPC indicating the energy performance of the building.
  • Provide a recommendation report for energy savings which can help improve the rating.

The stages of our service are:

  1. Define the initial scope of the assessment project.
  2. Identify the premises which are to be assessed.
  3. Obtain site plans, asbestos register and occupier questionnaire.
  4. A detailed inspection of the premises will take into consideration; construction materials, internal layout and ventilation required.
  5. Provision of EPC plus report including recommendations.
