Communal areas of residential properties are deemed to be a place of “work” and therefore various pieces of legislation will apply to you.
The law requires that suitable and sufficient assessments of risk are carried out in all communal areas of residential properties. This should cover not only residents, but also visitors, contractors, site staff and property management employees. These assessments need to be carried out by someone with the necessary competence, training and experience as well as other specialist skills as required (e.g. qualifications and certification to deal with gas or electrical appliances or asbestos).
